ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Oversees the maintenance of the major hotel mechanical systems, including electrical, HVAC, television and satellite, elevators, plumbing, fire and safety systems
- Monitors the contracts of outside contractors for compliance and cost containment
- Evaluates vendors and selects vendors that are reliable, honest, and provide good value for their price
- Maintains both the interior and the exterior of the hotel, including, painting, cleaning, aesthetic repairs and additions
- Oversees the maintenance of the interior plants by an outside vendor
- Oversees the maintenance of hotel furniture and fixtures by both outside vendors and the hotel colleagues
- Oversees the maintenance of the interior plants by an outside vendor
- Schedules repairs and maintenance with the GM so as not to interfere with hotel operations
- Oversees ongoing and emergency repairs required to keep the Hotel and Banquet rooms in marketable conditions at all times
- Takes primary responsibility for safety and fire training of managers, and oversees training of all colleagues in fire, emergency and safety procedures
- Is a member of the Safety Committee
- Assists, records and investigates accidents/incidents
- Maintains and updates MSDA sheets to ensure the safety of colleagues using hazardous chemicals
- Keeps maintenance overtime to a minimum, while ensuring adequate coverage
- Carries a form of communication at all time (beeper, cell phone) for emergencies
- Troubleshoots maintenance problems to determine when t call for outside assistance
- Performs renovations and new construction projects which are within the scope of the colleagues abilities
- Requisitions tools, supplies and equipment to be used in the ongoing maintenance of the hotel
- Reviews costs in terms of supplies and labor for specific projects
- Schedules labor according to needs
- Monitors work performed by outside vendors, to ensure compliance with safety requirements and local ordinances
SUPERVISORY RESPONSIBILITIES
Directly supervises 2-6 colleagues in the Maintenance Department. Carries out supervisory responsibilities in accordance with the company’s policies and procedures and applicable laws. Responsibilities include interviewing, hiring, training colleagues; planning, assigning, and directing work; appraising performance; rewarding and disciplining colleagues; addressing complaints and resolving problems
REQUIREMENTS:
Associate’s degree (A.A) or equivalent from a two-year colleague or technical school; or six months to one year of previous experience or equivalent combination of experience and education.
